How Malls and Entertainment Venues are Reshaping the Commercial Real Estate Landscape

Malls, tech parks and leisure venues have become lifestyle destinations. What that means for brands choosing a format and for owners choosing tenants.

Modern malls and entertainment venues have moved far beyond traditional shopping. The strongest ones now work as lifestyle destinations that combine retail, dining, leisure and experiences under one roof, and the tenant mix has changed to match.

From shopping centre to destination

Bengaluru’s leading malls, including Phoenix Marketcity, Orion Mall, Nexus Koramangala and VR Bengaluru, now give a large share of their floor area to food courts, multiplexes, gaming and family entertainment. Those uses drive footfall, and footfall is what every other tenant pays for.

The same shift is happening outside malls. Tech parks have become small towns with food courts, cafés and convenience retail. Large land parcels on arterial roads are being leased for sports arenas, adventure parks and entertainment hubs.

What it means for brands

  • Kiosks are a serious format. A 100–300 sq. ft. counter in the right food court can out-trade a high-street shop at a fraction of the fit-out cost. Mumbai Pav Co. has opened several rooms with us this way, some as small as 150 sq. ft.
  • Anchor proximity matters more than the floor. Being near the multiplex exit or the food court entrance often beats a larger unit in a quieter wing.
  • Mall terms differ from high-street terms. Expect revenue-share components, common area maintenance charges and stricter fit-out windows. Model them before you commit.
  • Compare formats on the same scorecard. A mall kiosk, a tech-park counter and a high-street unit can be scored on catchment, footfall and occupancy cost side by side. Here is how we choose locations with data.

What it means for property owners

  • Leisure tenants fill difficult space. Large, deep or upper-floor plates that retail cannot use are exactly what sports and entertainment operators want. We placed GoRally and Klutch Klub into 15,000 sq. ft. each.
  • A balanced tenant mix raises rents for everyone. A strong F&B and leisure line-up keeps visitors longer and lifts the value of the retail around it.
  • Flexibility wins deals. Owners willing to build to suit, extend power or split plates can choose between several brands instead of waiting for one.

Where GVS fits

We track live requirements from brands that want mall, tech-park and leisure space, and we represent owners with plates from 100 sq. ft. kiosks to 20,000 sq. ft. floors and multi-acre land. See the live requirements or view available spaces. Holding land on an arterial road and weighing leisure against other uses? A feasibility study compares the options and what each returns.
